renderings
The creation of photo-realistic images that convey your design concept.
presentation documents
Information booklets about your building project that allow for you to market your project to potential funders, buyers and lease-holders.
space planning
Understanding the space you may need for your building project in contrast with either the space you have in your existing building or the square feet of your land for new construction.
pre-design
The efforts to analyze and incorporate the requirements of the presently adopted International Building Code and applicable local codes and ordinances in the drawings and in a report.
schematic design
This phase includes time and efforts to accurately measure the existing conditions of the site, which include but are not limited to building length, width, height, and property measurements. This phase also includes preliminary drawings and renderings to convey design concepts.
design development
The time and effort to transfer sketches and measurements from SCHEMATIC DESIGN into building information modeling software, to produce all necessary drawings.
construction documents
The creation of construction-ready drawings which include typologies and details of construction.
construction administration
The supervision of construction once design documents have been completed, submitted and approved, making sure that construction occurs according to the drawings and keeping in close contact with the General Contractor and Subcontractors as needed.
general conditions
As of November 30, 2020, the following contractual conditions apply:
1. Contract Dates are not final. We reserve the right to extend deadlines and project milestone dates as needed. You will be notified if this needs to be the case.
2. Drafting Dreams office hours are: T-Th & Sat. 8am-8pm. Calls, texts, e-mails, site-visits and appointments will not be taken at any time outside of our office hours, unless otherwise scheduled;
3. Please allow 24-48 hours for us to return any communication to you;
4. If you contact us outside of our office hours, we will respond in 48-72 hours;
5. In instances of high call and or client volume, we reserve the right to return your communication within 7 days, unless it is an urgent matter. You will be notified if this is the case.
6. Drawing List is subject to change. As we navigate through your project, we may add or subtract drawings from the list in this contract as the project dictates.
refund policy
As of September 15, 2020, we do not offer refunds. In the event of disagreement or dissatisfaction, we opt to waive your final payment and/or provide for you drawings and raw files that are commensurate with the percentage of the contract fee that has been paid.
